Been a while since I've done this. This is a full rundown of all hotel projects in the pipeline. How many rooms and when we might expect to see them open. Please keep in mind, all projects are considered "In the works" but none are guaranteed at this point.
Hampton Inn and Homewood Suites by Hilton; Bethel AME Church Hotel project. These two hotels finally began construction back in early June of this year. After more then 2 years of hang-ups ranging from lawsuits and financial difficulties. The duel brand hotels will incorporate the existing Church into the project to serve as the lobby and will feature photos from the church's history throughout as well as incorporate other aspects into the hotel. This project is located 6 blocks north of the ICC and will add 197 rooms between the two hotels and is expected to be completed late next year.
West Elm Hotel; Bottleworks Phase 1. Construction of this hotel began in early July of this year. It is being built in the former Coca-cola bottling plant. It will be a boutique style hotel. Each room will have art commissioned by local Indianapolis artists. Though this project is located 1.9 miles away, keep in mind Candlewood DT medical district is 2.5 miles and falls into the DT block of hotels. This project will add 150 rooms and is expected to be completed in spring of 2020.
Cambria Hotel and Suites, this project took a back seat due the financial problems. It is now slated to begin construction spring of next year if all goes well. Located 2.5 blocks east of the ICC next to the - The Old Spaghetti Factory. This project will add 150 rooms and should construction begin on time, be completed spring of 2020.
Drury Hotel; Indianapolis Business Journal building project. With the IBJ now relocated to Monument Circle, Drury Hotels plan on converting the old IBJ building into a 350 room hotel is now moving forward. Though this project is just in the initial phases, no start date or completion time has been announced This hotel project is located 2.5 blocks East-north east of the ICC.
Hyatt House and Hyatt Place Hotels. Currently under construction across the street from Bankers Life Fieldhouse. These two hotels will add a combined 316 rooms. For those wondering, Hyatt Place is a more upscale standard Hotel, where Hyatt House is a more long term stay hotel featuring a full kitchen and a more relaxed suite style rooms. This project is to be completed Spring of next year.
Kimpton Hotel at One North Penn. This is a conversion project being done by loftus robinson llc of the One North Penn building. Loftus Robinson has remained tight lipped about this project's cost and other information. They had said construction was to begin late this year with an estimated completion date of spring of 2020. Located 3 blocks east of the ICC. When completed it is to add 130 rooms
The Tapestry at One Jackson Place. This project was initially put on hold due to financial problems. This is a conversion project of the One Jackson Place building. Located 1.5 blocks east of the ICC. Currently listed as "In Development" by Sun Development LLC, construction on this hotel should begin ether late this year, or early next. With a completion date of late 2019 or early 2020. When completed this hotel will add 110 rooms.
TownePlace Suites. This project is currently underway with a completion date of Spring of next year. Being build 1 block east of Lucas Oil. This hotel will add 146 rooms.
Hilton Hotels & Resorts Mega Hotels; Pan Am Plaza Project. This is the one we've all heard about recently. Two mega hotels being build next to the ICC. First hotel will be a 814-room hotel along Illinois and Georgia streets. With the second being a 600-room hotel on the southeast corner. In addition, a 50,000 foot ballroom expansion to the ICC is also being added. At an estimated cost of $120 million (Gasp) just for the ballroom, this project assuming all goes well, should be completed sometime in 2022.
Marriott’s Aloft brand Hotel. Located 3.5 blocks NE of the ICC. This project is in the early phases. It is a conversion project of the Stock Yards Bank & Trust building. With a project start date of late this year, it has a completion date of late 2019. This hotel should add 128 rooms.
Intercontinental Hotel & Resorts, The Illinois Building. This is a conversion project of The Illinois Building. This project has been plagued by cost over-runs and a previous hotel backing out at the last min. 2 years ago. A new hotel chain IHG is looking at opening a 180 room hotel here. This project will feature a plush interior and a rooftop restaurant bar. Located 3 blocks East North East of the ICC. Construction is expected to begin late this year with a completion date of ether late 2019 or early 2020.
Merrill TRU. This project is in the very early stages. To be built by Prince Alexander Architects, on the site that is currently their office location. Located 2 blocks east of Lucas Oil. No information on rooms or an official start date or completion date.
Waterside; GM Stamping Plant Hotel project, Still in the planning phase. To be built along the west side of the White River, south of Washington Street and the Indianapolis Zoo. Construction should begin sometime in 2019. This project is to feature a stretch of shops, restaurants as well as a 620 room upper scale hotel (s? not sure if more then one hotel) and a green space along the White River, all connected to the DT area by a pedestrian walk bridge. This project would be roughly 6 blocks west of Lucas Oil. Ambrose Property Group has stated they would love to have the first buildings up by ether the end of next year or early 2020. But did not say if the hotel(s?) would be part of the first batch of construction here.
Former Emrich Furniture building. Still in the early phases. This project is being built on the former Emrich Furniture Building, 3.5 blocks south of Lucas Oil, on the South side of I70. Bought by Winamac-based Good Oil Co. work began early this year tearing down the old building. Winamac also bought the Lenny’s Gentlemen’s Club next door which is being turned into a general goods retail store. This project is being done in 2 phases. First phase being the retail store and a gas station/connivance store. Second phase being the Hotel and discussion of maybe a grocery store. There has been no discussion as to the number of rooms for the hotel, or a start/completion date.
In total 17 hotels. 3,541 rooms announced.
By the time Gencon rolls around;
2019 - 462 additional rooms
2020 - Possible 197 additional rooms
2021 - Possible 848 additional rooms
2022 - None foreseen.
2023 - Possible 1414 additional rooms
